Annual Homeowners Meeting -- VIRTUAL ONLY Thursday, January 6th

Hi all! Due to COVID-19 concerns, our Annual Meeting will now only be conducted virtually, as scheduled, January 6, 2022, at 6:00 PM. There will be no in-person option as previously communicated. We will use the same meeting link previously provided and included within this email communication below. As a result of this, the Board Election will now be taking place by Ballot in Lieu of a Meeting in accordance with the provisions of the Georgia Non-Profit Corporation Code, as was done in 2021. New ballots will be mailed to all residents within the next few days, with a return by mail date of January 21, 2022, no later than 5:00 PM.

Proxies that have been submitted ahead of this scheduled meeting are no longer required, as quorum will be determined by receipt of the required number of ballots received on/before January 21, 2022, 5:00 PM. If you need log-in meeting details, please email board@ddsshoa.com.

Pool Opening Guidelines

Dear DDSS Residents:

The beginning of the pool season this year will be unique in order for us to open the pool and follow the pool guidelines established by the Fulton County Public Health Department and the CDC during the Covid-19 pandemic.

We understand that some residents may not be comfortable using the pool, however for those wanting to use the pool, the Board is making its best effort to maintain everyone’s safety during this pool season. The Board is working with Sears, our pool management company, and utilizing some of the mitigation measures provided by the county health department and the CDC. It is imperative we follow the guidelines provided to help reduce the spread of COVID-19. Please understand while we will continue to make our best efforts to keep things as safe as possible, we cannot guarantee a risk-free environment.

We are opening the pool to DDSS Residents only on Friday, May 29th.

Our HOA is formed of volunteers who are your neighbors and residents of this community. The Board, and the Pool Committee want to avoid having to police the neighborhood and do not have the resources to watch all pool activities. Please see the guidelines below. We ask for the help of our residents who want to use the pool to participate in cleaning surfaces when they can and encouraging others at the pool to follow the guidelines.

If we find repeated offenses and non-adherence to the guidelines, we can deactivate individual homeowner’s keycards and discontinue their pool access, or possible pool closure, until we can have an expectation of a safe environment.

COVID-19 Pool Guidelines

2020 Devereux Downs State Street Pool Season

In order to reduce risk of spreading or contracting COVID-19 at our pool, we have provided the following guidelines and procedures. It is imperative that any residents who decide to use the pool this season follow these guidelines. If we are unable to follow our guidelines and procedures that are aligned with published guidelines from the Fulton County Public Health Department, the Georgia Department of Public Health and the CDC, our HOA Board may be forced to close the pool.

1. Per CDC recommendations: “if you or anyone in your household is experiencing symptoms of COVID-19, you should stay home until the CDC’s published isolation criteria are met” and not enter the pool area.

2. Residents Only please Only DDSS Residents are allowed at the pool at this time. (Exception: nannies or babysitters who are acting as an adult supervisor for homeowner’s children). We might revisit this policy, but we want to ensure we can safely accommodate the homeowners access to the pool upon our opening.

3. Disinfect your area BEFORE and AFTER your session. Protect yourself and your neighbors by cleaning the area where you will sit outside of the pool when you arrive and when you leave. Specifically, any surfaces must be cleaned including tabletops and chairs. (Residents will need to supply their own cleaning supplies.) We will have our pool company sanitize and disinfect the pool furniture regularly, but we rely on the residents to help in between each use.

4. Use of the Bathrooms Only one person is allowed in the bathroom at a time (unless it is an adult assisting a child). Protect yourself and your neighbors by cleaning the bathroom before use, including knobs, and bathroom surfaces such as sinks, counters and toilets, and clean once again after your family’s use. (Residents need to supply their own cleaning supplies.) We will be professionally cleaning and sanitizing the restrooms fully twice a week.

5. Wipe Down Common Areas We are asking residents to help extend the efforts of our cleaning crews and to be sure to wipe down and clean common, high-touch areas. Specifically, the handrails and ladders into the pool, as well as the pool gate.

6. Practice Social Distancing Stay at least 6 feet away from your neighbors both in and out of the pool. You can decide how close you are to those that live in your home. Thus, we should refrain from any games in the pool requiring us to touch, hit, tag, push one another. Stay safe and six feet apart.

7. Do NOT share toys, floats, goggles, snorkels, etc. Do not share items with others that do not live with you.

8. Please be sure to take all belongings with you, especially pool toys. There will be no lost and found or “communal” pool toys allowed to stay at the pool.

9. We will not be allowing any pool parties.

10. Swim Lessons We will allow swim lessons by any board approved and insured instructor, but swim lessons will be restricted to residents only at this time. The swim instructor may have additional safety measures above and beyond these COVID-19 policies.

11. In the event of COVID-19 Exposure Should the board be informed that a resident, who visited the pool, tests positive for COVID-19, we will need to close the pool for at least 7 days and allow for the area to be cleaned and disinfected.

Quick Pool Reminders

1.            Hours 8 a.m. – 11 p.m.

2.            There is no climbing over the pool fence.

3.            Please pick up all trash and food around your area when leaving to prevent ants and other insects. 

4.            No glass is permitted in the pool area. A $25 fee will be assessed if glass is found.

5.            Please don’t allow children to play in the bathrooms.

6.            Remember to not jump or stand on the pool furniture.

Updated Common Area Restrictions – effective through 4/30/2020

DDSS Homeowner,

In alignment with the extended Shelter in Place order issued by the Governor of the State of Georgia and the Fulton County Board of Health, the DDSS HOA board has the following update on our common areas. The below restrictions will be in effect until 4/30; at that point, we will reevaluate pursuant to the current local guidelines.

We recognize that these are challenging times, and this is a sensitive topic for many. The overriding guidance should be to follow Governor Kemp’s orders that allow for outdoor exercise while remaining six feet apart. After much deliberation among the board members, other subdivisions in our area and our property management company, the HOA Board has placed the following restrictions on the common areas/amenities effective immediately:

1. Basketball Court:  The basketball court area will be open for direct family only recreation, such as bike and scooter riding. The rim will be temporarily removed through 4/30, since the game of basketball doesn’t allow for social distancing.

2. Tennis Pavilion: The tennis pavilion remains closed through 4/30. 

There is to be no gathering or socializing in the tennis pavilion by any homeowner, children of homeowners or a person residing in the homeowner’s residence.  Non-residents are not allowed in the tennis pavilion.  

1. Tennis Courts: The tennis courts have the following restrictions through 4/30:

   1. Singles play only will be allowed, with no spectators. 

   2. Doubles play will be allowed with family members only.  There is to be no more doubles play among anyone who is not a direct family member residing in the homeowner's dwelling.

   3. No spectators are to be on the court at any time.

2. The HOA Board is also requesting that all groups that walk together in the neighborhood maintain the required 6-foot social distancing policy that is in effect, unless you are direct family members. 

Our hope is that the homeowner, child(ren) of a homeowner or a person residing in the homeowner’s residence will abide by these new restrictions.  If the board finds that the new restrictions are being violated, we may be forced to take more restrictive steps to the common areas.

We know these restrictions will be temporary and ask for the neighborhood’s support on these guidelines. The HOA Board is asking the homeowners to abide by the new restrictions to help keep our neighborhood and community safe.
